I'm a California real estate agent, licensed since 2003, and I have owned and remodeled rental property for more than 35 years. I represent buyers, sellers, and investors across the Sacramento Valley and Bay Area.

Why people buy investment property

The usual reasons, each with a number you should check before you buy.

  • Rent comes in every month

    A rented property produces income while you hold it. The numbers that matter are the rent it can realistically earn and what it costs to own.

  • Someone else helps pay it down

    Rent can cover part or all of the loan payment, so the balance drops over time while you keep the property.

  • A loan stretches your down payment

    You can control a whole property with a fraction of its price. That raises both the possible gain and the risk, so the loan has to fit the income.

  • Property can gain value over a long hold

    Prices here have moved up and down from year to year, so plan to hold long enough to ride out a dip.

  • The tax code treats rentals differently

    Depreciation, deductible expenses, and 1031 exchanges can change what you keep. Your tax advisor decides how they apply to you.

  • You can add value yourself

    A remodel, an added unit, or better management can raise what a property earns. This is the part I have done myself for 35 years.

    Budget, timing, and what the property has to do for you: live in it, rent it, or build on it.

  2. Find and size up property

    On-market and private options, with rent, repairs, and resale looked at before you fall for the photos.

  3. Write the offer and negotiate

    Price and terms set from comparable sales and the condition of the property.

  4. Work through escrow

    Inspections, disclosures, loan, and title, with deadlines tracked so nothing slips.

  5. Close and get the keys

    Final walk-through, signing, and the handover.

I help investors plan a sale and the replacement purchase around an exchange, and I have used exchanges on my own properties. The exchange itself runs through a qualified intermediary, and your tax advisor should confirm how the rules apply to you.
